Construction Management Approach
The Construction Management Concept recommends a “TEAM” approach, providing a high quality evaluation of estimating, value engineering, construction coordination and supervision.
Our Responsibilites:
- Work with the Architect, Engineer & Owner
- Be a consultant during project development
- Conduct team meetings, coordinate contract documents, establish budgets and update as necessary.
- Establish schedules, purchase lead items, qualify bidders, obtain permits, and assist in testing agency selection.
- Provide full time supervision/quality control. conduct progress meetings, process shop drawings.
- Review, process & submit monthly billings, collect closeout documentation.
- Be the single source of responsibility for warranty work.
Design/Build
Known as “Design Build” or “Turnkey”, this is a system of contracting under which one entity performs both Architectural/Engineering design and the actual construction work.
In the “traditional” contracting approach, the owner commissions an architect or engineer to prepare drawings and specifications, and separately selects a construction contractor either by negotiation or competitive bidding.
The Design Build team is closely involved in producing a product which meets the owner’s needs rather than merely acting as a professional advisor to the owner.
Advantages of Design/Build:
- Early development of cost estimates: Owners will find out at the end of preliminary drawing phase the cost of the project, allowing them to establish their budget, instead of getting a surprise when bids come in too high.
- Owner involvement: The Design Team consists of: The owner, the contractor & design professionals, all working together to create the right design for the owner’s project.
